It is learnt that Ivory Properties had submitted the higher bid to develop an initial 24.8ha at Bayan Mutiara on Penang Island.

George Town: Ivory Properties Group Bhd is believed to have won the right to develop over 40ha of land at Bayan Mutiara on Penang Island.

Business Times has learnt that the decision to award the tender to Ivory was made during Penang Development Corporation's board meeting which ended late yesterday evening.

Ivory and SP Setia Bhd were in the race to develop the landbank, which was put out by the Penang state government via a request for proposal (RFP), for which the reserve price was reportedly set at RM200 per sq ft.

It is learnt that Ivory had submitted the higher bid to develop an initial 24.8ha, which is located south of the Penang Bridge. The cost of developing the land surpasses the RM1 billion mark.

The RFP comes with the potential to develop an additional 14ha, by way of a future reclamation after the development of the initial 24.8ha land.

The Bayan Mutiara tender is part of the state government's efforts to unlock the value of the land it owns in selected areas.

Ivory's success leaves SP Setia in the lurch, as currently, it is the only developer without any development projects along Penang's southern corridor where its rivals are present.

The rivals include Mah Sing Group Bhd, which is planning a mixed-development property project in Batu Maung. Ivory Properties is present via "The View Twin Towers" development in Batu Uban, while IJM Land Bhd had already embarked on its landmark waterfront development of "The Light", close to the Penang Bridge.

In January this year, the Penang state government announced that SP Setia – via subsidiary Eco Meridean Sdn Bhd – had won a RM300 million project to build and operate the Penang International Convention and Exhibition Centre in Relau on the island.

The project was reportedly meant to create a "Penang People's Park" that includes the country's first subterranean Penang International Convention and Exhibition Centre , a 2.8ha public park on the rooftop, a refurbished and upgraded Penang International Sports Arena, a refurbished and upgraded aquatic centre as well as a four-star hotel with retail outlets and a spacious parking lot.

Perubahan berlaku ,Setelah sekian lama menanti oleh penduduk sekitar Jalan Batu Uban akhirnya JKR telah pun memulakan kerja - kerja pelebaran jalan yang menjadi jalan utama penduduk Kpg Batu Uban dan penduduk sekitar di sini.Kalau waktu pagi jalan ini menjadi sesak dan begitu juga waktu petang dari jam 5-7ptg .Masalahnya kesesakan timbul apabila kenderaan yang menuju masuk ke jalan Batu Uban dari jalan Sultan Azlan Shah terhenti sebaik ada kenderaan berhenti untuk membelok masuk ke jalan Tingkat Batu Uban 1 untuk ke Taman Utara,Sunny Vale Kondominium dan Taman Pulau Emas.Inisiatif memohon pelebaran jalan ini dibuat oleh JKKK Batu Uban dan Ahli Majlis MPPP En Iszuree Ibrahim serta mendapat perhatian Adun Batu Uban YB Raveentharan.Kerjasama JKR amat amat dihargai demi kemudahan rakyat. JKR juga bersetuju membuka halangan besi dipersimpangan jalan Batu Uban 4 bagi memudahkan kenderaan masuk ke kawasan kampung terutamanya sekitar Dewan JKKK Batu Uban terutamanya lori sampah yang memungut dari tong sampah besar ML.Sebelum ini JKKK Batu Uban telah berjaya memohon supaya JKR membuka halangan besi yang menghalang jalan Batu Uban 5 berhadapan Kondominium Ivory Twin Tower pada awal tahun 2010.

21 Jun 2011 @ 9 pm .Seramai hampir 60 penduduk yang terlibat dalam banjir kilat pada 15/6/11 mendapat sumbangan bantuan sebanyak Rm100 setiap rumah.YB Raveen berkata Kerajaan PR tidak mahu membiarkan rakyat menanggung kesusahan dengan memberi sebungkus nasi kandar namun dapat merasakan kepayahan mereka.Sejumlah Rm 6000 diagihkan kepada orang kampung yg terlibat dari peruntukan Yb sendiri.Sumbangan ini di beri memandangkan terutamanya kawasan ini terlalu ketinggalan kebelakang dari segi infrastruktur jika dibandingkan kawasan lain dalam dun batu uban.
Dalam menangani isu banjir ini YB akan memastikan JPS turun padang bersama Pejabat Daerah TL dalam menyelesaikan segera masalah ini.Dalam pada itu YB Datuk Halim @ Speaker Dewan Undangan Negeri yg julung kali melawati Kpg ini agak simpati dengan situasi yang dialami oleh penduduk disini .Beliau memberi penerangan berkaitan peranan setiap peringkat kerajaan dari seorang Ahli Parlimen diperingkat Federal ,Adun di peringkat Negeri dan Ahli Majlis diperingkat Kerajaan Tempatan.Beliau mengalu-alukan bantuan kepada penduduk yg terlibat.

Hadir sama Iszuree Ibrahim Ahli Majlis Mppp,Pengerusi JKKK Hj Osman dan Ketua Caw Pas Batu Uban Hj Mejar (B) Abdullah .

Iszuree Ibrahim yang menjadi pengerusi majlis pada malam itu mengalu alukan sumbangan YB Raveentharan dan kesudian YB Dato Speaker hadir pada majlis berkenaan.Dalam kejadian banjir di Batu Uban beliau ketika itu baru sahaji habis mengadakan dialog bersama Persatuan Penduduk ,JMB, IWK dan Pemaju Sunway di Flat Taman Teluk Kumbar Sungai Batu Dun bayan Lepas ,sebaik sahaja mendapat panggilan telepon dari penduduk beliau terus turun ke kawasan banjir yang bersebelahan Dewan JKKK Batu Uban dan memantau situasi sekitar kawasan dan melapurkan kepada Penghulu kawasan dan YB Adun untuk tindakan susulan.

Iszuree yang juga Setiausaha JKKK Batu Uban memberi penerangan bahawa JKKK sebelum ini berkerja keras membantu masyarakat setempat dan juga meningkatkan taraf infrastruktur seperti pelebaran Jalan Batu Uban dipersimpangan lampu isyarat Jalan Sultan Azlan Shah selain itu menambahkan kemudahan lampu jalan dalam memastikan setiap kawasan cerah setiap malam seperti di Padang permainan Taman Century yang gelap gulita sebelum ini ,beliau telah membelanjakan sejumlah peruntukan Ahli majlis dalam memasang 4 tiang lampu di Padang berkenaan.Selain itu JKKK Batu Uban telah pun berjaya menubuhkan Koperasi untuk memajukan masyarakat Kpg Batu Uban terutamanya yang dinamakan sebagai KOPERASI EKONOMI BATU UBAN BERHAD yang telah mendapat kelulusan Suruhanjaya Koperasi Negeri pada bulan April 2011 dan membuka keahlian kepada penduduk kampung sekarang.

Semalam bertempat di IPD Kepala Batas,lebih 200 orang penduduk tempatan & NGO berkumpul mengadakan protes terhadap sekumpulan haprak pakatan yang terdiri daripada PSM,PKR,PAS dan DAP yang mengadakan demo dihadapan balai polis tersebut.

Jam 8 malam penduduk yang berkumpul dihadapan Dewan Milanium bergerak ke IPD Kepala Batas.Penduduk tempatan berasa jelik dengan sikap penyokong komunis yang berkumpul sejak 2 hari kononnya untuk memprotes.Bertambah menaikkan kemarahan apabila melihat komunis ini dibantu oleh pakatan haprak.

Kumpulan penyokong haprak pakatan yang berkumpul sejak 2 hari lepas mendapat bantuan dari kerajaan negeri regim DAP hinggakan turut disediakan tandas bergerak untuk kemudahan komunis ini. Mereka turut diberikan bantuan makanan oleh PKR .

12 Jun 2011, Shah Alam : Setelah selesai di majlis resepsi perkahwinan Induk Sham di rumah pihak pengantin lelaki di Puchong Prima, kami sekeluarga terus ke rumah Mak Usu suami saya di Bukit Jelutong, Shah Alam. Di sana kami berehat-rehat. Dapat juga menziarah Wan Sungai Buloh.

Di samping itu, tujuan kami ke sana adalah untuk bersama-sama Mak Usu dan Induk bagi membincangkan perjalanan serta program yang bakal dilaksanakan pada Hari Keluarga RAIS 2011 yang bakal berlangsung di Kg. Sungai Buloh, Jelebu pada 24 hingga 26 Jun 2011.

Di sana, Induk juga agak sibuk memasak rendang kerana menyambut kepulangan Achik Julie dari Jerman yang dijangka tiba pada 13 Jun 2011. Memang sedap betul bau dia, cuma tak sempat nak rasa, sebab nak kena balik ke Seremban.

Kebetulan pula Hafiz (adik ipar saya) juga ada di sana, turut menumpang kami ke Seremban. Hafiz ke Shah Alam kerana menghantar kereta Naza Ria untuk kegunaan Achik Julie di sepanjang 14 hari Achik Julie berada di Malaysia.

Dah lama tak makan kat area Bukit Jelutong walaupun aku just stay kat area berdekatan je.heheheh. Kalo tak silap aku, nie kira 2nd time aku makan kat sana la. Food dia pada aku sedap & harga sangat berpatutan, so aku pn bawak la my friend pergi makan kat Warong Kopi Mak Jah.

Walaupun nama nye warung kafe, tapi dalam restoren tue tak la macam warung pun, sangat selesa & cozy la..hehehe

Aku memang suka makan Mee Rebus Johor, sebab aku sangat rindu Mee Rebus Haji Wahid..huhuhu, my favorite mee rebus!!!..So, aku order Mee Rebus Johor & White Coffee while my frend order Macaroni Mak Jah & Kelapa Laut Ais. Harganya sangat berpatutan ye & paling penting mie rebus dia sedap!!!, i loikee!!!..hehehehe. Kat sini ade jugak makanan lain macam Nasi Beriyani, dengar katanya sedap!!, korang should try ok..

So, kalo nak cari warong kafe nie, tempatnye kat area Town Bukit Jelutong je, sebelum masuk Highway Guthrie..

So, selamat memcuba ok.

Lanjutan daripada perjumpaan penduduk-penduduk di sekitar Tapak Pelupusan Sisa Pepejal Jelutong bersama YB En Jeff Ooi, Ahli Parlimen Jelutong, YB En. Koid Teng Guan, ADUN Sungai Pinang, Wakil dari Majlis Perbandaran Pulau Pinang, Jurutera Perunding Kamaruddin dan Kontraktor, Eurasia Express Sdn Bhd pada 26hb Jun 2011 jam 11.00 pagi di Dewan Serbaguna, Kodominium The Spring, Jelutong, Pulau Pinang.

Kami mewakili penduduk yang tinggal di Kondominium The Spring, Jelutong, Pulau Pinang dengan ini membantah sekeras-kerasnya cadangan untuk membina sebuah Stesen Pemindahan Sisa Pepejal di tapak pelupusan sisa pepejal Jelutong yang berada berdekatan dengan kondominium kami ini.

Kami membantah cadangan pembinaan stesen pemindahan ini atas sebab berikut:-

i. Mengikut gunatanah sediada, kawasan sekitar tapak pelupusan sampah Jelutong adalah untuk kediaman;

ii. Kawasan sekeliling tapak pelupusan sisa pepejal Jelutong ini merupakan kawasan pesat pembangunan dan akan mengakibatkan keadaan kacau ganggu kepada trafik sediaada dengan kehadiran lori-lori pungutan sampah domestic dan sisa pukal; dan

iii. Stesen Pemindahan yang dicadangkan ini boleh dikategorikan sebagai sektor industri dan lokasinya tidak bersesuaian memandangkan terdapat kawasan kediaman kurang dari 500 meter dari tapak cadangan pembinaan tersebut serta berpotensi menghasilkan pencemaran air dan udara. ( Garispanduan Jabatan Alam Sekitar, sekurang-kurangnya 500 meter dari kediaman)

Bersama-sama ini kami juga sertakan petisyen bantahan pembinaan stesen pemindahan ini sebagai asas pertimbangan Yang Berhormat untuk menilai semula pembinaan stesen pemindahan ini untuk dipindah ke kawasan lain yang lebih bersesuaian.

Sebuah kedai motor usahawan anak muda melayu Jelutong dirobohkan baru baru ini hanya kerana pemiliknya tidak mahu menyertai PKR, dalang disebalik merobohkan kedai tersebut adalah anjing anjing melayu yang menjadi suruhan DAP . :klik sini dan sini

Dalang disebalik perobohan kedai tersebut cuba mahu tunjuk kuasa,kononnya kuasa yang ada sebagai anjing regim DAP mampu membuat apa saja,tetapi anjing anjing melayu Jelutong ini tidak sedar bahawa taraf mereka hanya sekadar binatang peliharaan maka tuan anjing boleh sesuka hati memperlakukan apa saja keatas mereka.
